Start With Recommendations

Not sure where to start when it comes to choosing a home inspector? A good way to get started is to ask friends, family members, colleagues, and other people you know if they have any recommendations. Failing that, you can do a bit of Googling, and find highly-rated home inspectors near you!

Check Out Reviews And Credentials

After getting some recommendations for home inspectors, we recommend that you take a deeper look at each potential home inspector. Do they have good customer reviews? Do they perform additional services, like radon, mold, lead, and asbestos inspections? Are they certified?

Of course, a professional license alone is not enough to make sure you get great service. However, it is an indicator that the inspector in question has at least completed basic coursework in home inspections, and has a good baseline understanding of the process.

Schedule A Phone Interview

Once you’ve narrowed your list down to a few inspectors, you can schedule a phone interview to ask any questions you may have, such as:

  • What kind of things do you look at in a home inspection?
  • How long until I get the inspection report?

The final step you should take when finding a home inspector is to ask for a sample report. This will help you understand what parts of the home will be inspected – and what’s excluded from their examination.

A standard home inspection, for example, usually will not include things like pools, solar panels and solar systems, chimney flues, lawn irrigation systems, and asbestos, lead, and mold testing. You may need to hire other professionals or pay additional fees to have these systems checked.
